Property Owner FAQ

Vacation Rentals are properties that can be rented a minimum of 2 nights or longer. Many areas of the Gorge require a short term rental license for this kind of short stay rental. Reservations less than 30 days also require state and county lodging tax to be paid monthly. All utilities, internet, grounds and maintenance are included in the nightly rate.

These homes can be booked online for stays less than 30 days. Vacation homes rented for longer than 30 days must be booked by phone and follow the 30 Day+ process.

30 Day+ Rental properties do not require a license and are rented with a lodging contract. There is no lodging tax required to be paid by guests. These stays must be booked by phone and require a 100% month rate deposit. All utilities, internet, grounds and maintenance are included.

Unfurnished Leased Homes require a lease, typically 6 months to a year. Utilities, internet, grounds and cleaning are a tenant responsibility unless noted by the owners. Appliances may or may not be furnished.

Full management includes an extensive scope of services with a monthly management fee. Placement services include marketing your property to placing a qualified tenant. Then management with the tenant deposit is turned over to you.

Management contracts are required by all owners for all types of properties.

Guest and tenant contracts:

  • Vacation Home guests do not have a contract. All payment and all fees are paid online in advance.
  • 30 Day+ Furnished Home guests have a lodging contract with the requirement of 100% deposit and renters insurance.
  • Unfurnished Leased Homes contracts require any occupant over 18 years of age be qualified by a clear credit/background check, employment, income and reference verifications. Renters insurance, 150% deposit, utility connection verification are required prior to receiving keys.

The $300 non refundable activation fee is paid by all owners who choose Gorge Rentals management. This fee is used for quality photography, written description of the property and amenities, research, key duplication, entering the property into multiple internet sites and a myriad of staff tasks.

A $300 reserve fund is held from all owners in order for maintenance staff to keep your property in good working order. It is used to pay for utilities, grounds work or maintenance. The reserve fund is reimbursed from rent. A monthly statement is in the owner’s portal for review. Any major expense over $300 is not done without written consent from the owner.

Vacation Home guests pay a non refundable damage waiver and covers up to $1,000 of damage that is promptly reported by the guests. All other damage is either charged to their credit card or OTA companies handle the damage per their policy.

30 Day+ Furnished Home guests are required to provide renters insurance for the term of their stay plus provide a credit card for the file. A 100% deposit is required. Deposit returns are within 14 days of departure.

Unfurnished Leased Home tenants pay a 150% deposit that is held in the Gorge Rentals Client Trust Account. Tenants are provided with detailed information of how to have their deposit returned. After the move inspection Oregon deposits are returned within 30 days, Washington deposits are within 21 days.

$500 per pet deposit is required.

All deposits are held in a separate client trust account in a federally insured financial institution.

We do not forward any deposits to the property owner. We are responsible for the return of the deposit to the tenant upon their departure. If anything should happen to the owner while having a security deposit in their possession, we may not be able to recover it to return to the tenant as provided by law.

Vacation Homes are reserved by booking directly with the reservation team online, by phone or email. Homes may be booked online with partners like VRBO, AirBnB etc.

30 Day+ Furnished Homes have online calendars for availability. Reservations are by calling the reservation team.

Unfurnished Leased Homes require an application, clear credit/background check, employment, income and reference verifications.

Vacation Home and 30 Day+ Furnished Home guests can pay online through the reservation program.

Unfurnished Leased Home Rent is due by midnight on the 4th of each month. Tenants can pay via the property management portal with the password provided with their contract. Checks, money orders and cashier’s checks are accepted.

Pet rent is $25 per pet per month

Rent is due by the 5th of each month. Late fees are assessed at $100 per month with 50% retained by management.

We collect late fees and retain 50% of all late fees and the remainder is disbursed to owner.

Vacation and 30 Day+ Furnished Home owners have all utilities, garbage, and internet provided, paid by the owners.

Unfurnished Leased Home tenants are responsible for all utilities unless noted otherwise.

Vacation and 30 Day+ Furnished Home guests have the responsibility to promptly report any damage or maintenance needs. Guest Services Team will assess, communicate with the owner and proceed as needed.

Unfurnished Leased Home tenants must abide by their rental contract. Violations will be handled by the property management laws in either Oregon or Washington by the Tenant Services Team.

Provided that this agreement is a fixed term tenancy, if Tenant abandons or relinquishes the premises without cause, Tenant agrees to pay Manager one and one-half times the monthly rent amount.

Gorge Rentals staff always look for guest/tenant contract compliance

Staff drive by managed properties periodically. When maintenance or cleaning is done staff knows to alert the Maintenance Coordinator of any issues.

Vacation and 30 Day+ Furnished Homes are inspected after guests depart and prior to guests arrival.

Unfurnished Leased Homes have the following inspections:

  • Periodic drive by inspections
  • Move In and Move Out inspections for arriving and departing tenants
  • Through annual inspections on occupied units

Attention is given for:

  • Seasonal needs by increasing or lowering thermostats as needed
  • Changing smoke/CO batteries
  • Furnace or minisplit filter cleaning/new filters
  • Chimney cleaning
  • Gutter cleaning, seasonal grounds clean up as needed

Vacation and 30 Day+ Furnished Home owners have the option to care for their own landscaping, hire Gorge Rentals grounds staff or someone else.

Unfurnished Leased Home tenants are responsible for grounds care unless owners choose to provide it.

Gorge Rentals has two maintenance vans with general supplies, knowledgeable staff for minor repairs. If a commercial vendor is needed only licensed, bonded, and insured contractors are contracted.

You will be contacted for your approval on all repairs over $300 unless agreed upon otherwise in your contract. The exception is in a situation where delay can cause damage to the property or the tenant.

Vacation and 30 Day+ Furnished Home owners are paid by the 10th of each month by direct deposit.

Furnished Leased Home owners are paid by the 25th of each month by direct deposit.

All owners are required to provide direct deposit information or funds will be sent to the owner’s address provided

Guests and tenants have 24-hour emergency access to staff. All necessary steps are taken to preserve property and safety. If a major repair is needed staff will contact owners within 24 hours.

Absolutely. As a division of Gorge Property Real Estate, we are able to both manage and market your property smoothly. We also work with other local realtors if you have an existing relationship with someone in particular.

Under the Full Management contact, we can pay your mortgage, property taxes, and home insurance. If this is desired, we will require a deposit in the amount equal to one month’s payments upon signing your contract with us.

We are happy to other payments for you as well, such as for grounds care, utilities, or routine maintenance.

The Maintenance Coordinator is experienced in working with insurance claims, adjustors, and restoration companies. Finding housing for tenants is a priority during a restoration process.
